Manchester-By-The-Sea The Chimneys on Dana Beach

When this 28-acre oceanfront estate with a private beach and historic gardens became available for the third time in 175 years, it caused Sotheby’s International Realty broker Michael Carucci to state, “For the first time in my 30-year career, I represent a property that has no comparable.”

In 1844, Richard Henry Dana purchased an oceanside bluff and became Manchester’s first summer resident; Boston society followed, changing the 1629 fishing village into a community of quiet wealth. In 1902, Charlotte Dana sold 28 acres to Gardiner Lane who replaced the summer home with an elegant 13,000 SF, eight-bedroom residence and commissioned Frederick Law Olmsted Jr. to create spectacular gardens: first a five-pool Water Terrace surrounded by borders exploding with flowers; then Lavender and Tea Terraces, a Crabapple Allée, a Rose Garden and a bountiful Vegetable Garden.

In 1991, new owners undertook a complete garden restoration, with plantings that remembered Olmsted’s original designs. In 1998, they renovated The Chimneys itself, preserving its historicity but modernizing its services for year-round comfort.

To arrive at The Chimneys is to escape the world: a half-mile of Rhododendron-lined woodlands: a wisteria-covered entry: a foyer with panoramic ocean views. The white sand beach below is completely private, shared by just seven homes. It is a rare day when more than a handful of people enjoy this spectacular amenity.

The Chimneys’ Living Room overlooks an oceanside porch; the Dining Room’s hand-painted Chinese wallpaper emulates framed 19th Century Rothschild panels; a custom Kitchen features a side-by-side wood-fired oven and Tuscan grill; the 1998 Music Room has views on three sides – ocean, garden and lawn.

The Master Suite incorporates granite sinks and has a powder room with an ocean view. Its gleaming mahogany Dressing Room connects to a Media Room and Library. Two second-floor guest rooms have ocean views while two others overlook an acre of lawn.

The 4200 SF Carriage House floor once accommodated a car collection with a two-bedroom apartment above serving as a home for senior staff and lodgings.

While this property is private, it’s only five minutes to Manchester-By-The-Sea; 18 minutes to Beverly Airport; and 40 minutes to the attractions of historic Boston.
